The Importance of Proper Layers: Solving a Mysterious Water Leak
Water leaks can be a homeowner's worst nightmare, causing damage to both the structure and interior of a house. At Cope Construction and Renovation, we recently encountered a puzzling water leak during one of our projects that highlighted the importance of proper layering in exterior construction. Specifically, we discovered challenges with scallop sidings and freeze boards when the flashing layers weren't installed correctly. Let's dive into the details of this case and understand why getting the layers right is crucial.
Identifying the problem
Upon entering the house, a water leak was observed in an upstairs room. Further investigation revealed that the bottom corner of one of the windows was the source of the leak. When we examined the area more closely it revealed noticeable indications of trouble. The insulation near the window appeared compressed, crunchy, and discolored, unlike its usual soft and fluffy state. Additionally, the sheet of plywood beneath the window was slightly leaning outward.
The underlying issue became evident: water that entered the outer layer of the window was able to accumulate and penetrate inside. This problem originated from inadequate house wrapping, improper installation of the j-channel around the window, and the absence of a leg on a piece of metal. Consequently, water became trapped in the j-channel area, seeping behind the wall and saturating the plywood joint below. During heavy rainfall, this accumulated water would inevitably find its way onto the bedroom ceiling.
Challenges with Scallop Siding
Dealing with scallop siding presented an added difficulty. Unlike conventional siding, which can be easily taken apart and reassembled, scallop siding requires a top-down approach for dismantling. The interlocking panels and high-positioned nails make it impractical to access the problem area using conventional tools like a siding zip tool.
Compounding the issue, the absence of a drip cap and the termination of house wrap around the window contributed to water infiltration. To address this, we undertook a series of steps. First, we removed the window, allowing us to extend the house wrap around the opening. Additionally, we installed a drip cap that extended across the z-shaped metal piece behind the azek trim. Ensuring proper positioning, we placed the flashing behind and underneath the nail fin, securing everything together using three-inch wide window tape. To further mitigate water penetration, we applied ice and water shields. Finally, we installed an additional drip cap on top of the j-channel, facilitating the drainage of any trapped water.
Proper Flashing Installation
To establish a clear path for water to escape, we implemented horseshoe shims at the bottom of the window. These shims, coupled with meticulous caulking and sealing, effectively prevented water from accumulating and directed its flow towards the exterior.
With the nail fin securely affixed using adhesive goo and employing appropriate window taping, our work progressed methodically from the bottom upward. The strategic arrangement of shingle lap layers, versatex azek trim board, metal flashing, and drip caps played a crucial role in redirecting water away from the house, safeguarding it from potential damage. Finally, we skillfully reassembled the vinyl siding and meticulously reinstalled the scallop boards, ensuring that the layers were correctly ordered and aligned, bringing the project to a successful conclusion.
